    Commercial Case Study

    Frederick Mall & 16 Collateral Properties in 4 States $7,500,000 Transaction

    We received a call at 4:40pm Thursday 2/9 from a commercial lender, asking if we could conduct a purchase closing for 16 commercial properties, in four different states, by Monday 2/13. A national title company had refused the deal, stating they could not meet the deadline. The borrower had to meet this deadline, or was at risk of losing the $650,000 deposit he had posted for the sale of a large commercial property.

    Carol Lisman (An In-House Attorney) and I met and we accepted the challenge. Our search team at Performance Abstractors jumped in and started the searches on Thursday night. Carol formatted the file and asked Cathie Pagan (Settlement Officer and Paralegal) to assist with legal descriptions and tax clauses. At 3pm on Friday, Carol had the commitment to the Lender, so they could prepare the closing documents. Carol and I met at the office Saturday morning to review our file and anticipate any closing issues. On Monday, Carol continued to communicate with the Lender and the deal funded and closed at 4:30 pm. We saved the borrower thousands of dollars and demonstrated our competency and dedication to customer service. Great collective effort by the whole team!

    Wiring Policy


    Wiring Buyer Funds

    • Crown Title now requires a BANK WIRE for funds over $7,500. All funds must be wired before closing
    • Bank/book transfers will not be accepted as good funds. Wires ONLY.
    • A bank cashier’s check, made payable to Crown Title Corporation, will be accepted for funds under $7,500
    • Personal checks accepted for funds under $2,000

    Wiring Seller Proceeds

    • Crown Title will require a copy of BOTH a check and deposit slip for the account
    • All names on title must be printed on the check and the deposit slip (i.e. Names on Deed must match names on the bank account being used for the wire)
    • There is a $50.00 wire fee that will be deducted from the cash out
